No Closing Cost Option

I have been offering this to my clients for years. I use the money I am paid from the lender to pay all of your closing costs. I even pay for the Title and Appraisal. This makes it advantagous for you to refinance anytime.
Rates go down .375% and you can save $60 a month. For the no closing cost option, add .125% to the current posted rates. Why would you not refinance. It costs you nothing.
